The client
We were approached by UK National Ltd, working on behalf of Simply Learning, a well-established organisation delivering education and training services. Their property in Jarrow, South Tyneside, included an unused pre-fabricated building that had been left vacant for several years. The client wanted to transform the space into a modern, self-contained office facility that would meet compliance requirements and support their operations.
The project
The client required a full-scale refurbishment of the dilapidated building, which was no longer fit for purpose in its existing condition. The scope of works included structural upgrades, internal reconfiguration, and the installation of essential facilities such as WCs, kitchen space, and offices. Thus, the aim was to take a non-compliant, neglected unit and create a safe, energy-efficient, and functional environment that could be immediately occupied, while also forming the first phase of a wider plan to redevelop the whole block.
From start to finish

Our approach
We began by stripping out the old prefabricated timber and glazing panels, which would never meet EPC standards, and replacing them with insulated steel studwork. All glazing was upgraded with modern double-glazed units. Externally, the team carried out drainage excavations to allow for the installation of new toilets. Inside, the area was carefully reconfigured to include a disabled access WC, a staff WC, kitchen facilities, three offices, and a central workspace. A suspended insulated ceiling was installed throughout, and flooring was laid. While some delays were caused by the procurement of special-order windows and doors, our team kept the project moving by constructing the external walls in advance and making sure the building remained secure throughout.
The results
The transformation was dramatic. What had once been an uninhabitable, neglected shell is now a clean, warm, secure, and modern office space that Simply Learning can use immediately. For the landlord, the renovation has turned a liability into a valuable, income-generating asset, adding long-term value to their investment. The client was delighted with the finished result and praised our team for delivering a high-quality, professional refurbishment despite the challenges posed by the building’s condition and tight timescales.
